Kirkwood is a 1920s streetcar neighborhood that has been filling in with new construction for fifteen years, and the yards split the same way. The original bungalows have small, sunny front yards with mature trees along the street and compact backyards. The newer builds come with sod that was rolled out over compacted clay the week the house closed, which is why so much of it struggles by year two.
Add the tree canopy around Bessie Branham Park, Coan Park and the Kirkwood Urban Forest, and you get a neighborhood where the front yard wants sun grass and the back wants shade solutions.
- Builder sod. New-build lawns on packed clay get aeration and soil work before we put money into them.
- Sunny fronts. Bermuda does well on the open bungalow fronts, and ground cover beats grass on the shaded, sloped ones. We keep it edged tight against the sidewalks.
- Shaded backs. Backyards near the parks lean on beds, gravel and shade plants instead of thin grass.
- Corner lots. Kirkwood has a lot of them. Two street frontages means twice the edging, and we price it right.

A new build near Coan Park came with sod rolled straight onto construction fill. By the second summer it was half dirt. We stripped what was left, broke up and amended the clay, regraded toward the street so water stopped sitting at the porch, and laid Bermuda. The owner followed the watering schedule for four weeks and it took.

My new-build lawn is dying. Can it be saved?
Sometimes with aeration and overseeding, but if it was rolled over fill it usually needs to come out. We will tell you honestly after we see it and put a probe in the soil.

Yes. We quote both frontages and the extra edging, so the number is right the first time.
Do you do the Kirkwood Urban Forest edge lots?
Yes. Lots backing onto the forest get the most leaves and the most shade in the neighborhood. We plan beds and cleanups around that.
How fast can you come out?
